To Sell or Not to Sell

Every home seller must eventually decide whether to hire a REALTOR® or to sell the home on their own. Last year, 13 percent of all sellers chose the FSBO (“For Sale By Owner”) route, according to NAR’s 2005 Profile of Home Buyers and Sellers.

Over the past several years buying and selling properties, also known as flipping, was a fairly simple way to generate positive returns in a relatively short period of time.

However, things have changed over the past several months making the decision to sell or hold a property a much more complex consideration. Sellers cannot expect to hit the ball out of the park every time, but in order to bat; you need to be in the game.

This is down from about 18 percent eight years ago.

This might sound like a downward spiral for the FSBO market, but I don’t believe that is the case. In fact, with the changing real estate climate, and the decline in the profits being made, it is not surprising to me that more and more sellers are trying to sell their home by owner.

When the real estate market started to soften, so has the willingness of home sellers to pay realtors an exorbitant amount of commissions for selling their home. In fact, according to the NAR’s, the most difficult task for FSBO Sellers was understanding and completing the paperwork!

If this is the most daunting task for home sellers, a simple download from many FSBO websites, can be the quick fix to set them on the right path for selling their home without paying huge commissions.    

I would agree that paperwork is certainly a challenge for any new FSBO, but the bigger obstacle is attracting a qualified homebuyer.
